Text Box: Boone’s Trace Civic Association submitted by Amie Hawkins.  At the October meeting, the civic/social committee presented the idea to "Adopt-a-Highway" for the 1.7 mile section of Hwy 2328 that runs in front of Boone's Trace.  The group accepted the contract.  Look for information to come for the organized clean-up events.  There will be four events per year, and the contract is for two years. The committee sponsored two social functions this quarter.  In September, they had a “spontaneous” potluck supper at the recreation complex.  It was well attended, and the group hopes to make it a regular function.  It also hosted its annual Halloween party for children (of all ages) on October 30th.  Special thanks to Monica Eversole and everyone on her committee who helped make it a memorable event!!  Nine and Dine is over for the season.  A HUGE thank you to Scott Porter, Rob and the entire staff at The Bull for all their help!!  They helped make this scramble come true.  Look forward to seeing all you golfers again next year.  A guest speaker from Floracliff was at the October meeting to bring light on our neighbors across the river.  Carrie informed us of the nature sanctuary and all that it has to offer.  Floracliff offers wildflowers, nature trails, and wildlife just to mention a few of its unique central Kentucky beauties.  The next social is looking to be in February.  After the holiday madness is over, join us for some warm chili and social time at the club house.  You may be asked to compete for your supper!  If you have any suggestions on social events or want to VOLUNTEER, please feel free to call Amie Hawkins at 625-7820.  The BTCA elections will be held at the next meeting, to be held on Thursday, January 12.  Officers to be elected are President, Vice President, Secretary, Treasurer, and Historian. Boone’s Trace Property Owners Association.  The annual meeting was held at The Bull Clubhouse on Tuesday, November 15.  Robert Ryan, attorney for BTPOA and Boone’s Trace resident, presided at the meeting.  More than 60 property owners attended.  Three directors from Boone’s Trace LLC were re-elected to the Board of Directors.   Jerry Herndon was introduced as the resident Board Member.  He was appointed by the Board in September to fill the Director position vacated when Mike Tremblay stepped down from the Board.  Jerry will serve as resident liaison to the Board, and property owners can address concerns to the Board through Jerry.  He resides at 336 Inverness Trail and his phone number is 859.552-3161.  Mike Tremblay announced that a second resident Board Member would be appointed by the Board when another member steps down in the spring.

Jerry Herndon discussed proposed improvements to the front entrance.  The Strategic Directions Committee and the Budget & Finance Committee proposed widening the entrance to four lanes in 2006, with the outer lanes dedicated to property owners.  All lanes would be controlled by electronic gates.  Security guards would still man the inner lanes for guests, golfers, and contractors.  Jerry indicated that he has not gotten firm bids, but he got an estimate of $70,000 for the total job.  The Budget and Finance Committee noted that a special assessment to fund the installation could be spread over 835 lots in Boone’s Trace, with each property paying $85.  Mike Tremblay committed that Boone’s Trace LLC is willing to pay the assessment for each property it owns at the time of an assessment.  The group voted to hold a special meeting of BTPOA on Tuesday, February 21, to discuss and vote on this issue.  They asked Jerry Herndon and Ed Maggard to get bids on installation and figures for maintenance of this proposed solution by February 1, so that an information meeting can be held on Thursday, February 16, to educate property owners before the vote on February 21. 

The Proposed 2006 Budget for BTPOA was presented by George Huxel, chair of the Budget and Finance Committee.  Members of the committee are Roy Hines, John Mowbray, Ashish Patel, and Jeff Violette.  The committee indicated that, because of the increase in the number of sold properties, the monthly fees could be reduced to $60 per month and still have $60,000 put in reserve.  After much discussion, the group voted to amend the budget to keep the 2006 monthly maintenance fees at $69 per month per lot, with the excess going into the road reserve.  This recommended budget passed.  It will be posted on the BT Website.

Ed Maggard gave the Property Manager’s Report.  He announced that effective January 1, 2006, the security guard house will be under contract to Logan’s Security out of Lexington.  Mike Tremblay gave the Developer’s Report and discussed the sub-developments of River Run, The Reserve, The Pinnacle, and The Woodlands.  He noted that all are under the Covenants, Conditions, and Restrictions of the master development; each section has its own building guidelines.  

As a reminder, the Board sanctioned five committees to conduct business and make recommendations to the Board during the transition time when directorship of the Board will transfer from Boone’s Trace LLC to the property owners.
